TYPICAL SCOPE OF SERVICES
( COMMERCIAL PROJECTS )

 

 

Work Stage 1: INCEPTION & GENERAL SERVICES

  • Obtain information about the site from the client. Visit the site and carry out an initial appraisal

  • Provide general advice on the need to obtain and comply with permissions  and other statutory approvals

 

Work Stage 2 : OUTLINE PROPOSALS

 

  • Analyse the client's brief, review alternative design approaches and prepare outline proposals consisting of drawings and other documents illustrating the design concept and the scale and relationship of the project elements in general terms. Submit for client's approval.

  • Provide information to other consultants. Discuss, incorporate and co-ordinate their input into outline proposals.

  • Provide information to cost consultants for the preparation of an approximation of construction cost

 

     Work Stage 3 : SCHEME DESIGN

 

  • Develop scheme design from approved outline proposals, illustrating spatial arrangements, materials and appearance in more detail (but not yet in detail adequate to enable quantities to be prepared or tenders obtained ( see Stage 4 )

  • Provide information to other consultants. Discuss, incorporate and co-ordinate their input into scheme design.

  • Provide information to cost consultants for the preparation of a cost estimate

  • Prepare preliminary project timetable

  • Consult with planning, building control, fire, environmental and other statutory authorities

  • Prepare and submit an application for planning permission.

 

     Work Stage 4 : DETAIL DESIGN

 

  • Develop detail design from approved scheme design, consisting of drawings fixing and describing

co-ordinated architectural, structural, electrical and mechanical systems, and outline specifications describing type of construction, quality of materials, standards of workmanship

  • Provide information to other consultants. Discuss, incorporate and co-ordinate their input

into detail design

  • Provide information to cost consultants for their revision of cost estimate

  • Consult with planning, building control, fire, environmental and other statutory authorities

  • Prepare detailed documentation required for fire and other statutory approvals

 

     Work Stage 5 : PRODUCTION INFORMATION

 

  • Prepare production information from approved detail design, setting out the detailed requirements for the construction of the project, consisting of detailed and general arrangement drawings, specifications and schedules

  • Provide information to other consultants. Discuss, incorporate and co-ordinate their input  into production information

  • Provide information to cost consultants for their revision of cost estimate

  • Provide information to cost consultants for the preparation of bills of quantity and/or

schedules of works

  • Prepare further documentation to show compliance of design with fire and other statutory requirements

 

     Work Stage 6 : TENDER ACTION

 

  • Advise on and obtain the client's approval to a list of tenderers for the building contract.

  • Advise on tender procedures, advise on and prepare form of tender for both main contract  and sub-contracts.

  • Assemble tender documentation and invite tenders

  • Co-ordinate with tenderers during the bidding process in activities such as, but not limited to, pre-bid conferences and issuance of clarifications

  • Appraise and report on tenders with other consultants

 

     Work Stage 7 : PROJECT PLANNING

 

  • Advise client on the appointment of the contractor and on the responsibilities of the parties and the architect under the building contract

  • Prepare the building contract and arrange for it to be signed

  • Monitor production of bonds and collateral agreements

 

     Work Stage 8 : OPERATIONS ON SITE

 

  • Administer the terms of the building contract and provide production information as required by the building contract

  • At periodic intervals appropriate to the stage of construction visit the works to inspect the  progress and quality of the works and to determine that they are being executed generally in accordance with the contract

  • Conduct meetings with the contractor to review progress and provide regular reports on the progress of the works

  • Review and certify the contractors' applications for interim payments

  • Provide information to cost consultants for the preparation of financial reports to the client

  • Attendance as appropriate at final account negotiations with the contractor or sub-contractors

  • Provide a snag (punch) list to identify unfinished and / or defective items to be completed and / or corrected.
